The Golden Visa offers non-EU investors (including the UK) a fast track to obtaining Portuguese residency status and is one of the most popular residency by investment programs in Europe. It started in October 2012 and continues to evolve to this day.

Changes to the program are due to take place on the 1st of January 2022. Apart from certain increases in the amount of investment necessary the main change is regarding eligible areas for the purchase of real estate.

For 2022 eligible areas include the autonomous Regions of the Azores and Madeira, the interior territories in mainland Portugal and in the Algarve, the municipalities of Alcoutim, Aljezur, Castro Marim, Monchique and Vila do Bispo. There are always exceptions to the rule and commercial properties are not restricted geographically.

What next?

You should seek advise from a specialist or a legal representative who can guide you through the process. Individuals who have the right to be a resident in Portugal through the Golden Visa Program can also apply for the Non-Habitual Resident scheme.
